A clear path from booking to arrival

Four simple stages. Your private status page always shows what is complete and what comes next.

  1. Book on AirbnbAfter confirmation, you receive your private portal link in Airbnb chat.
  2. Complete the paperworkFill in the safe coordination details, save a draft and sign online.
  3. Board reviewWe prepare the coordination file. Sensitive vendor material never enters this portal.
  4. Arrival releasedCheck-in details stay locked until written Board approval is documented.

Paid rentals above 30 nights use the full coordination path. Exactly 30 nights remains blocked pending written HOA clarification. The portal prepares the rules acknowledgment and lease, while sensitive identity or screening material goes only to the association's designated vendor. Simplified guest registration is reserved for separately confirmed, non-paying guests.

Frequently asked questions

Straight answers about booking, timing, fees and privacy.

Can I book the condo on this website?

No — booking runs exclusively through Airbnb (airbnb.com/rooms/1097686557541958107). This site is the official companion portal that handles the condominium association's approval paperwork after you book.

What is the minimum stay?

The source rules conflict at exactly 30 nights. More than 30 actual rental nights follows the normal path. A shorter paid stay can be tracked transparently but always requires owner and HOA review. Exactly 30 nights requires written HOA clarification. Maintenance blocks are shown separately and never count as rental nights.

Why does my rental need approval?

Palma del Mar No. 2 is a condominium association, and its rules require board approval for every rental in the building — it applies to all owners, not just this one. This portal makes the paperwork as painless as possible: forms are filled and signed online, checked automatically with AI and released by Owner only after the quality report is green.

How long does the approval take?

The association asks applicants to allow up to 15 days after the complete file and fee arrive. Complete the portal early; your personal status page shows live progress.

What is the $100 fee?

The association charges a non-refundable $100 application fee ($50 community fee plus $50 document-processing fee), paid by the guest via check or money order payable to "Palma del Mar No. 2". Your status page has the exact mailing instructions.

Are pets allowed?

The current association rule does not permit renter pets. Assistance-animal accommodation requests are not auto-denied and must be routed to the Board for individual review. The home is non-smoking.

Can my AI assistant help me with the paperwork?

Yes. Your personal page has a "Copy briefing for your AI assistant" button that hands ChatGPT, Claude or any other assistant everything it needs — only the signature must remain yours.
